Chapter I

A farm made for the way you actually want to spend a weekend.

There are very few places left in the Mid-Atlantic where a family can ride dirt bikes, ATVs, and side-by-sides legally on private acreage with proper purpose-built terrain — and fewer still where you can do that, sleep under one roof, and hit a steel target at one hundred yards before breakfast.

We built Throttle Therapy because we needed it. After years of looking, we found a 93-acre farm at Lake Anna and turned it into the off-road retreat we’d always wanted to drive to. The result is a property that reads like a small estate but rides like a moto park.

Bring a single family, a corporate group, an entire bachelor party. The whole farm sleeps twenty-three, and the Signature Package gives you the entire property, range included.

Now we’re doing it again — in Powhatan, Virginia. Same standards. New ground.

Chapter II — The Property

Four pursuits.
One gate.

Bring your own machine, or rent ours. Roll in, fuel up, hose off at the wash bay. The whole farm is yours from arrival.

Tracks

A 1.2-mile main circuit — wide and fast, with tabletops, step-ups, step-downs, and a section of woops. A short turn track sits behind the main house for shorter sessions and for spectators.

№ II

Trails

Sixty-five acres of forested terrain. Two eight-foot bridges, hill climbs from beginner to expert, pine tunnels, optional mud holes, log jumps, and a natural ravine that rides like a half-pipe.

№ III

Stays

A five-bedroom main farmhouse and a three-bedroom guest house, both with stocked kitchens and fire pits. Sleeps fifteen and eight, respectively — twenty-three together as the Signature Package.

Range

A private 100-yard rifle range with shooting bench and steel plate targets — pistols, shotguns, rifles. Hunting access for deer, turkey, and black bear; a heated 15-person hunting lodge.

Chapter V — The Range

One hundred yards. Steel.

A private rifle range with shooting bench and steel plate targets. Pistols, shotguns, rifles — included with the Signature Package. Hunting access across the farm and the surrounding Orange County terrain for deer, turkey, and black bear.

Chapter VI — Stewardship

Veteran & first-responder owned. Family run.

We’re two families from Annapolis — the Kruthaupts and the McAdoos. After years in the military and as first responders, we needed somewhere we could legally ride with our kids. We spent two years searching for the right piece of land. We bought a farm.
